Residential Rental Criteria


Proof of Identity

  • Government Issued ID with a picture and DOB (Passport, License, Identification card)
  • Anyone over the age of 18 must submit a separate application


Income History

  • Proof of income for the last 12 months
  • Applicants Income must be 2x monthly rent 
  • All sources of income, including Housing subsidies, child/spousal support, SSI or SSID, retirement, salaries, commissions, wages, self-employment, bonuses, or cash assets are accepted
  • If subsidized, Income must be 2x your monthly rent portion or voucher must be ⅔ of the rent amount
  • Double deposit will be required if 12 months of employment history can not be verified. 


Credit History

  • A credit report will be run to determine applicant’s payment history, eviction status, bankruptcy status, and accuracy of information supplied by applicant.
  • No delinquent debts totaling over $5,000 (excluding medical or educational) 
  • If subsidized, no adverse credit events will be considered


Rental History

  • Verifiable rental history for the past 2 years
  • We will contact previous landlords and request a "Landlord Reference"
  • No money owed to previous landlord unless a payment plan is in place. 
  • Double deposit will be required if two years of rental history can not be verified. 
  • No non-monetary evictions OR bankruptcy in past 7 years - (exception payment plan to previous landlord for monetary)


Criminal History 

  • Landlord shall not consider an arrest record of a prospective tenant from any time or any conviction of a prospective tenant that occurred more than five years before the date of the application; except that a landlord may consider any criminal conviction record or deferred judgment relating to:
  • The unlawful distribution, manufacturing, dispensing, or sale of a material, compound, mixture, or preparation that contains methamphetamine
  • The unlawful possession of materials to make methamphetamine and amphetamine
  • Any offense that required the prospective tenant to register as a sex offender.
  • Any offense described in part 1 or part 6 of article 3 of title 18.” Colo. Rev. Stat. § 38-12-904

  • Applicants will be denied if they have been convicted of a felony within the past 5 years
  • Applicants will not be denied due to being on parole or recently off parole unless it’s for any of the offenses above. (See section part 1 or part 6 of article 3 of title 18.” Colo. Rev. Stat. § 38-12-904)


Co-signer or Guarantor

  • If a renter does not meet the above residential criteria to qualify for the apartment, a cosigner may be permitted to cosign on the lease as a guarantor. They will be held responsible for payment if the primary renter is unable to make rent or if they terminate their lease early. We do not accept co-signers for criminal issues, or co-signers with delinquent debt


Security Deposit Requirements

  • A security deposit is required to be paid in full prior to move-in.
  • No exceptions can be made unless the prospective tenant is enrolled in Obligo and has formalize a payment plan for second deposit.


Move-in Costs

  • If you take possession on the 1st you will be required to pay full rent along with any deposits due at move-in. 
  • If you take possession of your apartment after the 1st you will be required to pay the prorated rent amount along with any deposits due at move-in. 


Applicants denied admittance will receive from management in writing the reason for the denial. The letter will be emailed.


*Definition of subsidized: “Housing subsidy” means any portion of a rental payment that is derived from a public or private assistance, grant, or loan program and that is paid by the program directly, indirectly, or on behalf of a tenant to a landlord for at least one monthly rent payment.
